Feels like you're in the country, not the city. An uncommon place.

Located: Close-in SW Portland - Multnomah Village / Garden Home, just 12 min (by car) from either Downtown-Portland, Beaverton or Tigard. Directly on #45 bus route.
Beautiful, newer, larger (3200sqft) home. Hardwood, Marble, Carpeted floors, Woodstove. Decks, Patios.
Large, full-feature kitchen. Ample refrigerator, and kitchen storage space.
Fine with and respect each other's eating prefs.
The ‘Forest Room':
Carpeted. Faces into tree-scene. Serene. Sweet space. Private, Cozy.
’TreeHouse effect’ from being on 2nd floor.
11x10 plus closet. It's neither big nor small.
Un-furnished (options to furnish).
The Bathroom is shared. Close to room.
$695 plus utilities (ie $695 rent +$120 for utilities = $815/mo)

- Modestly Furnished, with:
Queen bed or Full Futon, dresser/shelf, work table and chair.

Quiet, safe neighborhood.
Within 1 mile are two large parks - one wild-wooded, the other is Gabriel Park.
Also close to shopping, Trader Joes, other grocery, restaurants, 3 community centers - one with pool, exercise.
Midway between I-5, Hwy 26 and Hwy 217. 2.5 mi from Washington Square.
Near to Lewis and Clark College, OHSU, PCC Sylvania.
12 min drive from PSU or Naturopathic University.
Ample parking.
We practice respectful, kind, keeping-current communication.
We respect each other's space. Our practice is to check in with each other to see if it's a good time to chat.
We stay mindful about our effect on others - not generating sounds that have effect outside the room.
Community areas include Kitchen, Dining Room, Living Room, Patios, Deck.
The shared areas trend toward quieter, soothing. We're also warmly amicable and genuinely happy to see, greet each other, catch-up. Harmonious.
We are generous with each other, gifting food, flowers, acts of service.
If you'd like a gentle sense of 'community-lite' in a beautiful place, or
if you've been feeling some isolation in your current space - this could work well.
We actively recycle, compost to recognized standards.
Each of us attentively, actively conserves - electricity - heat - water -
Me? Handyman, artist, gardener.
Who else? We are a stable home of four.
The house is accustomed to a respectful mix of people.
This is a very clean house.
For us this means:
- Whenever we use the kitchen, we clean it up completely, right after use.
There’s no crumbs/splats/utensils left, and thots such as: 'Mostly' clean, 'Get to it later' - aren't going on.
- We leave our street-shoes at the door - due to hardwood floors and carpets.
- Each of us have a household chore that takes 25min every 2 wks.
It is important that we count on each of us to do our part, no later than the time agreed.
Basically, when the next person arrives in a space that it's beautiful for them and fully ready to use.
Incl in the $120 utilities is High Speed, FiberOptic WiFi, Laundry, Filtered drinking water, Elec, Water, Garbage, Gas heat/cooking.
(premised on utility use being modest/conserving).
Note: No Cable TV service
Move-In costs:
$815 1st month's rent (plus any furnishings)
+ $815 last month's rent
+ $405 refundable security deposit
= $2035(Total $ to move into the Pond Room)
Six-Month lease. First two months are a trial.
If mutually agreed, then continue with the Six-Month lease.
It is very important that you have:
Solid References, including from your current property manager.
No smoking. No drugs.
Can’t do pets.
After interview,
then it’s $45 to fill out a rental application.
I run background check, credit check, and talk with references.
